Selecting the right resident is based on the following factors, but certainly not inclusive of just these factors:

1. Credit & Credit Rating

2. Employment History

3. Income to Rent Ratio

4. References

In most cases, after the lease has been signed by all parties, the assigned Property Manager will set up accounts for all residents on the lease. Each resident will receive an email to login and finalize their account settings.

Our resident portal is a convenient way to pay rent, report maintenance expenses, monitor account history, and view signed leases and other pertinent resources.

To renew or extend a lease, please send an email request to your assigned Property Manager. Additionally, your assigned Property Manager will contact you 60-90 days prior to the end of your lease to discuss your plans. A lease extension must be signed by all parties to finalize the renewal.

To submit a maintenance request please log-in to your Resident Portal and use the Submit Maintenance Request feature.

The Welcome Handbook provided to you when you moved in will contain a list of all the utility and service providers available to you along with the numbers to contact each. Additionally, please feel free to contact your Property Manager.

Whether major or minor, we encourage all residents to utilize the portal to submit issues of any severity.

For Emergency issues, (i.e - Fire, Health) please contact the appropriate local authority - 911

We understand there are times you may want to make alterations to the home to personalize it. However, we require that all requests be made in writing and approved by the Property Manager prior to any changes being made.

Unapproved changes will need to be remediated immediately or prior to vacating the property. The appropriate course of action is at the discretion of the Owner and the Property Manager.
